What types of loans do you offer?

We offer a wide variety of programs that will help with your specific needs. We have loans for borrowers that have perfect credit, average credit and sub-prime credit. We have loans for borrowers regardless of how they choose to state their income. We have loans such as full income documentation, state income and no-income/no-asset. Furthermore, we process loans for single family residences, duplexes, triplexes, four-plexes, condos and townhouses. We have home loans for borrowers purchasing primary residences, second homes and investment properties as well.

How long does it take to get Credit Approved for a home loan?

The approval process takes 12 to 24 hours.

Who will be my contact person?

You will be assigned a Loan Coordinator after your loan has been Credit Approved. Your Loan Coordinator will be in contact with you to review the Credit Approval within 24 to 48 hours. The Loan Coordinator will review the conditions of your loan and answer any questions you may have in regards to your loan. You should always contact your Loan Coordinator if you have questions regarding your loan.

Can I track my loan on line?

Yes. You can visit E-Traxx on line. You will just put in your user name and password to access your loan information and status. E-Traxx is updated every time something occurs on the loan, so you can stay informed through the entire process.

How long does it take to close a home loan?

The normal time frame is 10 to 14 business days.

Who prepares the closing documents and how are they delivered?

We draw all of the closing docs in our office, reducing the chance for confusion and delays. The closing docs can be over-nighted, emailed or faxed to the title or escrow company for closing.

How long does it take to get closing documents after final approval?

Generally 24 hours.

How does my credit affect my loan approval?

Credit score is one factor in determining if you qualify for a loan and it will determine the price of your loan. You can visit our Calculators / Mortgage Education Center to learn more about how credit scores affect credit.

What is the difference between a pre-qualification and a credit approval?

A pre-qualification is only based on your income and your monthly obligations. Your debt to income ratios will determine the maximize loan amount. The pre approval process is much more complex. A pre approval is based on your loan applications, assets, income, job history, liabilities and credit. Once a homebuyer is pre approved, they become "cash buyers" and have more negotiating clout.

Can I make additional payments to principal?

Yes. However, anytime you make an additional payment to principal it is wise to write a separate check to the mortgage servicer and indicate that the amount is to be applied to principal. There may be a restriction in the terms of your loan as to the maximum amount you can pay during the year. Please review the terms of your loan before making additional payments.

Do you have no money down loans?

Yes, we have a variety of 100% purchase programs. After we have reviewed your loan applications we can determine the type of 100% purchase program in which you will qualify.

How do stated income loans work?

Individuals unable to prove their income are allowed to state their income without having to prove it. The loan to value ratio may be lower and the interest rate will be higher. We offer various programs for the stated income borrower. Please check with your Loan Coordinator to explore the different possibilities.

I have problems accessing E-Traxx and the Mortgage Application. What is the problem?

When filling out an application and viewing your application status, we use 128 bit encryption for maximum security (for more information on internet security click here). Some versions of Internet Explorer with only 56 bit encryption will not allow the application to be accessed. If you are using Internet Explorer, you may need to upgrade your browser to 128 bit encryption. To view encryption strength of your Internet Explorer browser, click on the menu Help/About Internet Exployer. Look at the Cipher Strength. If your browser has less than 128 bit encryption, click here to download the latest high encryption pack from Microsoft.
